The customers are primarily large companies and include warehouse leasing, landfill, and construction (industrial, highway, warehouse, manufacturing, commercial or multifamily). In 2023, the business has ~60 active customers with the top 10 customers accounting for approximately ~65% of sales. Services primarily involve cleaning or removing dirt or water on horizontal surfaces such as parking lots-garages, streets, and interior concrete slab surfaces (such as warehouses or newly constructed buildings). The company can sweep inside or out, large or small areas. They have a) large commercial street sweepers for heavy dirt inside on slab or outside on pavement, b) air sweepers for water removal from slab, c) floor scrubbers for white glove finish clean on slab, and d) water cannon service to prepare pavement for paint striping.

The Company’s 4 well trained and long tenure employees run all day-to-day operations. The owner’s role is mostly phone work and relates to scheduling and estimating. The owner occasionally assists with scheduled operations work when needed (estimated at 5x per month). The owner takes 7 to 14 vacation days monthly and averages ~20 hours per week. This can be eliminated by adding an employee and growing-offsetting with increased sales.
The Company does no significant outside advertising. The owner feels that there are many growth opportunities for an aggressive new owner. The Company advises that there are few contractors in the sweeping industry in the DFW marketplace. The business operates as a word of mouth “niche business”; Adding sales personnel could rapidly improve growth. The business is only running at 25-50% capacity. Capacity can be significantly increased by adding equipment and operators. The owner plans to retire and is offering the cleaning business for sale. Purchase Price: The asking price for the assets of the business is $2,000,000 with $400,000 CASH down payment and balance financed as an SBA7(a) loan. If required by a commercial lender, the seller will consider financing up to 10% of the price to a purchaser qualified/approved by the Seller.
